Quantum Property Partnership, a Joint Venture between Aviva plc and Quintain Estates & Development plc, has owned Quantum Court at Heriot Watt Research Park since 2007. Since that time it has needed to manage the occupancy of the estate, working with existing research businesses to manage growth and secure new tenants. It had appointed CBRE as commercial agents but was keen to capture all potential demand and have a very close understanding of the key tenant and stakeholders relationships.
Creative Places has sat alongside CBRE to capture demand for the office R&D space from within the research base, alongside that being found through more conventional means. Most of the demand has come through the research base rather than through requirements registered with agents. We have also built relationships with the existing tenants to understand their business needs and enable commercial terms to be structured for their growth. We have negotiated lease terms and liaised with building surveying teams to structure agreements that have successfully seen the refurbishment of much of Quantum’s property.
Quantum has been able to maintain good levels of occupancy even through very challenging economic times and maintain rental value through careful asset management.
