Masterplan

Riverlabs is a 28 acre life science campus adjacent to GSK’s Ware facilities. The exciting vision for the campus will be delivered in multiple phases – Phase 1, totalling 90,255 sq ft, will be operational from Q2 2025. The campus will combine highly specified laboratory space with unparalleled amenity.  Situated on the banks of the River Lea, with direct river access, and benefiting from onsite sports facilities such as tennis courts, playing fields and a 5-a-side football pitch, Riverlabs provides the perfect environment for life sciences businesses to thrive, both inside and outside of the lab.

Phase 1

Units available from 4,000 sq ft to 90,255 sq ft. Ready-built, affordable, CL2/3 wet laboratory and write-up space with:

  • Load bearing concrete floors
  • Strategically positioned drainage points
  • Floor to ceiling working heights up to 3.5m
  • Air handling units which can be configured to provide air changes up to 28 per hour
  • Vinyl over screed floor coverings to laboratory areas
  • Heating and cooling using air/water source heat pumps, AHU with Heat
  • Recovery Building hard piped throughout for bottled laboratory gases and compressed air network.
  • Internal/external gas bottle storage including gas cylinder storage (i.e. liquid nitrogen storage)
  • Secure loading and storage yard
  • Capacity for back up power provision
  • 4MVA to Riverlabs from UKPN
  • Ducted fume cupboard provision with high density capacity

Future Phases 2025 onwards
